How Your Credit Score Affects Your Mortgage Rate
Initially, you need to know what your current credit score is . You should compare that against the average Utah consumer credit score of 683, and the national average credit score of 677. Your credit score impacts what your home mortgage rate will be. Historically home mortgage rates have varied from 5% to over 13%. Lenders create their home mortgage rates by using the Federal Discount Interest Rate and then increase it by using an internal formula to create their own home mortgage rate. When you apply for a home mortgage, your home mortgage rate will be determined by a whole host of factors; an important factor is your credit score.
Utah Mortgage State Laws:
Utah High Cost Home Loan Act
The Act was created in 2004.
It protects mortgagors by placing limits on interest rates after default, prohibiting balloon payments, placing restrictions on the arbitration clause, and placing limitations on refinancing, among other things.
Foreclosure in Utah is non-judicial. The statutes were modeled after California’s, and were put in place in 1961. Foreclosure is completed in four and one half months. The foreclosing auction is advertised in the county paper once a week for three weeks prior to the auction. A notice is posted on the property twenty days before it is to be sold. The property is auctioned, and the highest bidder wins it. The winning bidder at a foreclosure auction must pay $5000 down, and the rest within 24 hours.
