How Your Credit Score Affects Your Mortgage Rate

First you need to know what your current credit score is. You should compare that against the average Florida consumer credit score which is 673. The national average credit score is 677. Your credit score will impact what your home mortgage rate might be. Historically home mortgage rates have ranged from 5% to over 13%. Mortgage Lenders create their home mortgage rates by using the Federal Discount Interest Rate (FDIR) and then increase it by using a secret formula to create their own home mortgage rate. When you apply for a home mortgage, your home mortgage rate will be determined by a whole host of factors, but your credit score is a very important factor.

Florida Mortgage State Laws

Regarding Florida Statute Chapters

Chapter 697 The Nature of a Mortgage: Mortgages are more numerous than deeds of trust, and witnesses are not required for the creation of a mortgage.

Chapter 698- Chattel Mortgage: The title is not transferred in the mortgage. The debate of title transfer only occurs in the case of default.

Chapter 701- Assignment and Cancellation of Mortgages: Florida is unique in regards to mortgage satisfaction in that its laws are much harsher than other states. If the lender does not issue a satisfaction certificate within sixty days of the final payment of the loan, he/she has committed a second-degree misdemeanor.

Chapter 702- Foreclosure of mortgagee, Agreements for deeds, and Statutory Liens: All foreclosures, except multifamily property of more than four units, are foreclosed judicially, and in equity. The foreclosure takes place in court, and without a jury.
